How Storms Put Water in a Building

A hurricane does not need to flood your street to flood your walls. Most of the storm losses we work in the Panhandle come from water that entered above the waterline, driven by wind against parts of the building that shed ordinary rain without a problem. Knowing how the water got in determines how the drying gets done.

Wind-driven rain

Sustained wind pressurizes one side of a building and depressurizes the other. That pressure difference pushes rain sideways and upward into soffits, weep holes, window frames, and door thresholds that never see water in a normal thunderstorm. The interior wall can be soaked while the roof never lost a shingle.

Roof breach

Lifted shingles, torn flashing, and debris punctures open the roof deck to hours of continuous rain. Attic insulation saturates first and holds that water against the ceiling drywall below it. Sagging or stained ceilings after a storm mean the attic got wet well before the stain showed.

Storm surge and rising water

When the Gulf pushes inland, the water that enters is not rain. Surge carries seawater, sewage backflow, fuel, and whatever the flood picked up along the way. Downtown Pensacola and the bayfront neighborhoods saw exactly this during Sally in 2020. Surge losses are handled differently, and that difference matters. More below.

Window and door failure

Garage doors are the most common envelope failure in high wind. Once any opening gives way, wind pressurizes the interior and drives rain through the whole structure, not just the room that failed. A single failed opening can produce wet rooms three walls away.

Debris impact

A tree strike makes an obvious hole and a not-so-obvious water path. Rain that enters at a punctured roof line travels along framing and shows up rooms away from the impact. The hole gets tarped; the water that already traveled still has to be found and dried. We handle both.

Surge Water Is Not Rain Water

IICRC S500 classifies water by contamination, not by depth. Rain through a roof breach generally starts as Category 1 or 2. Storm surge and rising floodwater are Category 3 from the moment they arrive: seawater, sewage backflow, petroleum, and agricultural runoff, mixed and distributed through every material they touch.

That classification changes the work. Materials that could be dried in place after a clean water loss get removed after a surge loss. Drywall, insulation, and carpet that sat in Category 3 water come out. Storm surge cleanup means containment, protective equipment, antimicrobial application, and disposal done to standard, then structural drying of what remains. The drying discipline is the same as any water loss. The scope is not.

After the Storm Passes

What you do in the first hours after conditions clear affects both your safety and how much of the structure can be saved. The moment the roads are safe, we are on them.

Step 1

Make safety the filter for everything. Stay off flooded floors until power to affected circuits is off. Treat any standing water near outlets or appliances as energized. If the structure took major damage, stay out until someone qualified says otherwise.

Step 2

Photograph everything before anything moves. Wide shots of each room, close shots of damage, and the waterline if there is one. Documentation made before cleanup starts is the record everyone works from later, and it costs nothing but minutes.

Step 3

Call before you gut. Well-meaning demolition destroys the moisture map. Meters and thermal imaging tell us where water actually traveled, which is reliably farther than it looks. Knowing that before tear-out starts means removing what has to go and saving what does not.

Local Before the Storm, Local After

After Ivan in 2004 and again after Sally in 2020, crews from out of state arrived in the Panhandle within days. Some did good work. Plenty were gone before the first callback. Storm work attracts operators who will never see you again, and the weeks after a hurricane are the worst possible time to vet a contractor from scratch.

Vetting is simple if you know what to ask for. A Florida license number you can look up. A written scope before work starts. A physical address you could drive to.
